3 Mary Street (three) is a three storey concrete framed office in the heart of the Jewellery Quarter. It was built in 1962 as a workshop extension to a thriving silversmiths, but by 2006 it was underused and in a poor state of repair. Bryant Priest Newman undertook a full internal and external restoration of the building for use as a studio. The work included: repairs to asphalt roof, concrete frame repairs, new aluminium framed double glazing, new Heating system, complete rewire and strip out of existing partitioning etc, new partitions.

The top floor has now been split into 4 units ranging in size from 12 sqm to 34 sqm to suit small businesses or start-ups. There are large communal break-out spaces in the building to encourage a close working relationship between tenants and allow for informal networking.
