In 2011 the applicants appointed us to conduct a feasibility study to look at a wide range of development options for the site, including implementing the approved apartment scheme, a mixed use scheme and a full town house scheme. Following the appraisal, advice from local agents and Birmingham City Council Planning Department the applicants appointed us to design a Town House scheme for the site.
The design builds on the town house model which is previlant in large European cities and in Georgian Cities such as London, Oxford and Bath. The town house model allows densities to be higher than a standard sub-urban housing development. Higher densities are appropriate in the context of the site due to the city centre location and large number of surrounding apartment blocks. A low density scheme on this site would not be appropriate.
The proposals in this application are for 35 Town Houses. The town houses consist of 5 House Types, all 3 bed, ranging from 2 – 4 storeys, over 80 – 150 sqm. There are 40 car park spaces provided within the site, with 12 being on-plot, 23 dedicated spaces in shared courtyards and 5 visitor spaces.
